Dampness surveys start at £120.00 plus VAT for an isolated dampness issue. Costs will increase depending upon the size of the property and the level of the dampness problem. Survey costs will be confirmed upon enquiry.

The problem with handing the responsibility of damp diagnosis to a commercial contractor is as follows:

  • Contractors who offer a free diagnosis survey are often commercially driven to sell a chemical or some sort of remedial damp proofing system and often does not offer remedial treatments for condensation or penetrating damp.
  • It is a fact that rising damp due to failure of an existing damp proof course is a rare phenomenon.
  • The most likely causes of dampness in buildings are condensation, penetrating damp and ‘bridging’ of an existing damp proof course.
  • Electrical moisture meters are an essential part of every surveyors/contractors tool kit.
  • The device has limitations. It works on electrical conductance and is naturally calibrated for wood. The percentage readings on the device have no accuracy in masonry or wall plaster. The device will give superficial high readings on foil backed paper, carbonous materials (i.e. clinker blocks), salts and pipes/ cables for example.
Often surveyors and contractors are not experienced or competent at using a moisture meter.

Rising damp or bridging of a damp proof course (dpc) should not be diagnosed solely by using an electrical moisture meter, unless the individual is trained and experienced on the use of the moisture meter and mapping techniques. These are methods that produce better quantifiable data and should be considered when there are completing courses of damp.

Therefore you should realise that misdiagnosis can be a costly waste of your money. The fact that a moisture meter bleeps or reads high does not necessarily mean you need to have chemicals pumped into your wall.
